@Sean GammonsIf you’re aiming to buy two properties in a year, start with an owner-occupied duplex using an FHA loan, leveraging rental income to qualify.

I liked the tenant, school is starting back etc, I told them they could pay first month and security deposit and I would let them have the rest of August for free.

I was more focused on building the portfolio, and it paid off, as I scaled to 50+ rental units in 5 years.I started my own PM when I moved to a different market because I wasn't confident I could find one as good as my previous manager.

It's certainly not impossible, but it's probably going to take you more time and more deals to win one.Like you, this was my goal when I first started out.
