Not just location, but different states can have different (sometimes weird) rules like here in Texas where you need a manual third party "attorney review' on every loan doc set - adds about $100 to each doc cost that doesn't apply in most states

It is a good rule.

For fridge filters, I usually treat it like batteries for smoke detectors and make it the tenant's responsibility since it's an easy replacement.

End of the day we achieved our mission and were able to donate the home to the family that was chosen and that was not easy either. 

I'm not trying to be be mean and I want you to win, but this is not an easy business.

Craigslist wasn't pretty, but it was easy to use, and it worked (I found lots of great tenants via Craigslist) ...unfortunately, over the years, Craigslist produced fewer and fewer tenants, and more and more spam.  :( These days, nearly all my new tenants come from Facebook Marketplace.  

I usually recommend clients a pretty easy cosmetic rehab which is refinish floors, replace cabinets with modern white ones, add a white stone, new appliances, new bathroom vanity/mirror/light fixture and add in unit laundry. 

I can't leave numbers here but look up their company and they were very easy to talk to with all my questions.

Lastly, do some initial research on local STR rules and costs to prepare for discussions with your team.Building a solid team, including an agent and co-host, will set you up for success.

I am not sure of the rules on that.
