I think you are mostly correct but here are some examples I have of going the opposite direction:I was removing a load bearing wall.

Why would you give them free rent with they still have full access and use to the stove, refrigerator, walls, closets, flooring, roof, garage, lawn, etc.?

We are currently selling a few duplexes for an OOS investor who bought them from a turn-key company 6 years ago.

I know it sounds crazy or ridiculous but to each their own strategy.Also, the duplex and triplex space in our area is filled with house hacker types.

That being said I'm under contract to purchase a duplex in St Paul using a local portfolio lender so I can definitely run through my thoughts on a zoom.
