I would personally recommend Columbus OH because of the great macroeconomics - population growth, job growth, and lots of major companies moving and developing out here such as Amazon, Intel, Meta, Google, etc.

Goal: Develop the tools to build generational wealth through real estate by executing one successful BRRRR by year's end ("success" would be getting most if not all of my capital back through refi of a property that genuinely cash-flows).

Very stable, lots of new exciting development projects, and surrounded by larger metros like Atlanta and Nashville that are too crowded and too expensive.  

Mostly, I have been sourcing land for the development of a hybrid hotel/apartment community in Phoenix.

This seems to be the case with all these new apartment developments throughout central CT.

We bought from a builder that was in phase 1 of their development.

Prior to growing, concentrate on developing areas with top-notch schools and think about beginning with a single-family rental to get expertise.
