Also, depends how long you plan to keep the home & still live in it, if you have sufficient Reserves/savings etc (they should be asking you these things).Debt Consolidation is a valid reason to pay off higher interest rate debt such as: credit cards, auto loans (depending on rate/payment), student loans, HELOC's etc.

We did a consolidation loan where we paid off 5 other residential mortgages with one commercial loan.

With a facility that small you might be able to get away with an online portal (rental agreement signing and payments) in conjunction with a "landscape company"...when they mow the lawn, you have them walk around, do a lock audit, open empty units, consolidate anything left behind into one "junk Unit" and then email you the results so you can make sure your software inventory matches your physical availability.
