There are eviction companies that you hire a crew. 

What local cleaning companies did you use and were they reliable? 

All of our properties are held in LLC's where the operating agreements allow non-members to inherit a financial interest in the company but non-members are not allowed voting or decision making rights unless they are unanimously admitted as a member.

Also things like culture fit, company goals, etc.

My best  success seems to come from tenants that go to a job where they work for a company.

Company first, flip a couple homes first, etc.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

My Borrower moved his company to Delaware making it an LLC there which makes me a bit worried that he might try something and try to get out of the loan by splitting the llc .

@Richard Nguyen there are lots of good companies out there that do NOT charge asset based fees of any sort.
