If it is a higher end neighborhood then go with stainless steel, but if the properties have a lower price point, then you could go with black or white appliances.

Update: after several weeks of silence I told the seller I was still interested long story short they accepted the offer I did an inspection and there's black mold in the attic, some electrical work, mold in all the windows, not properly vented attic, bathroom mold, needs new carpet and cosmetic stuff.

Inspectors for two of the properties told the buyers that new water heaters were necessary only because there was  very little corrosion on the water pipe nipples on top of the water heaters.Just last week, one inspector made be get mold testing because he said a black mark on the door where the door was closing against a 2 inch x 1-1/3 inch portion of the door appeared to be mold.
