The earnest money has been deposited, the buyer placed an "As-Is" purchase term in the contract, and the ground work for the development is all but complete (city approvals, complete plans/engineering, permits will be issued within the next week or so, etc.).

If you're currently renting can you cut the lease (some leases will let you terminate early due to job loss and if not if you give the landlord as much notice as possible they may work with you and more notice means a better chance landlord can find a replacement tenant so that lease break charges to you are minimized) and move in with relatives or at least a cheaper rental?

If due diligence is ending and you are undecided it's better to send a letter of termination then let a contingency pass and be in a bad situation having to perform on a contract.

Although in the lease we didn't mention how to terminate the lease early from the tenant's side, I think it is a common sense for them to let us know in advance if they want to leave early.

I once went to the heavily barricaded (Clearly post-Terminator I https://youtu.be/kYt2HmAxHL4 ) police department for a property I was doing due diligence on and they were happy to tell me that the subject property 'only' averaged 20 calls a month!
