In my experience, the software you've mentioned is lacking when it comes to the accounting, and it does not provide full financial statements for tax planning/prep.

I was told that offerings that we see on sites like fundrise may be inexperienced or not the best syndicators that may prey on inexperienced investors who don't have the ability to participate in syndications because of a lack of substantial capital and that capable syndication operators would not resort to posting on sites like that because they have a group of investors that trust them and they don't have to share a fee to the site.

What are some of your favorite areas for house flipping in the Greater Allentown area and what specific challenges (other than lack of inventory) are you facing in the 2024 Market?

There's a lack of housing in Sacramento, so if you have a nice property in a nice area, you should be able to get a premium on rents.

Does anyone have a recommended property management agency in St Thomas and/or St Croix?

If you are questioning "headaches" at this point then you're not in the right headspace to be doing this, let alone your lack of experience.

I agree it is difficult to figure out market value, etc with a lack of MLS.
