Very different answers to your question depending on the answer to this one.If for a career path, I would agree with @Michael K Gallagher and find a brokerage that is actively doing deals, has a property management division in house, and has brokers covering each of the key market segments - multi-family, retail, office, industrial and land.

It is in an up and coming area so my thought is that if it doesn't have the activity that we are looking for while trying to sell it, we would purchase it ourselves buying it from my dad/the Trust and then renting it out.

Now a listing agent will do work before the listing is active (paperwork, marketing and home prep) but once it is active, the listing agent has to be ready to follow up on all leads that come their way and answer all inquiries, but you can do that sitting poolside.

Tim Gordon I looked at your website.. and as long as you actually come into title then resell your fine I would suspect.. if you are never in title then your clearly doing what the state says is an activity that requires a license you are marketing for clients on the internet plain and simple..
