I would buy all my childhood toys, Transformers, Go-bots, He-man, Voltron, Thundercats, Gi-Joe's.

If only there was a semi-passive investment strategy I could do on the side that would supplement my monthly income and build net worth.................After college I realized with my garage full of toys, no money in the bank, and student loan debt I was probably not doing the money thing right.

I have been investing in buy and hold rentals for the last 5 years and am currently at the point where I am toying with what I need on cash reserves versus what makes more sense to pay down and eventually off.

It is a business - not a play toy.

Not sure where you got that formula, but anyway....Positive cash flow is what you use after all payments for the business are made, to run your business, pay taxes, acquire licenses, buy toys, food,certificates of deposit, etc.

I have also been toying with this idea as well! 

In the wake of the AirBNB debacle, I've been toying with really gearing up direct booking options, and finding a PMS that offers a nicer integrated website, but so far I haven't taken the leap.  

I have also toyed with the idea of turnkey properties as well as syndications, but I am not exactly sure I have enough assets to assume the risk.

You up your chances of repayment when you make it really tough for them to have any toys and decent rental.

@Paul Sandhu I have toyed with that idea but the thing about foreclosure auctions is I thought you had to pay in cash?
