I am not willing to do do out-of-state REI until I am more comfortable with doing it locally.My short-term REI goal is to bring home an additional $2,000 net income per month to supplement my W2 income, and long-term my goal is to generate substantially more than that :) Excited to be part of this community and learn from all of you!

@Andreas Prechtl if the overall deal makes sense and the numbers are solid, the Seller will need to reduce the asking price so the deal pencils for you.Depending on the debt, you might be able to do a supplemental meaning you will increase your leverage to get some of your cashback after you own the deal for a period of time.Good luck

You might want supplemental small electric wall heaters or baseboards in bedrooms (if they will be closed off from the main heated area), and I've been able to get away with just electric heat mat under tile floors for heating the bathroom in these situations as well.

Being a successful Real Estate Agent is a BUSINESS - so it takes a certain approach to be successful at a high level.Now you can also supplement your transactional agent income by doing things like BPO's, Owning / Managing Rental Properties, and even (with certain agencies) by recruiting other agents.

As others have alluded to, if it is cheaper for you to rent wherever you go to med school and purchase the out-of-state multifamily to supplement your income while you are in graduate school, there is nothing wrong with that.

Maybe even if they still need to come out of pocket for repairs, would it not still result in paying less than one would paying a full mortgage on a a house (with no rental income to help supplemental the mortgage)
