Until you know the market really well, I wouldn't just put a property under contract then attempt at or assume someone will pay more than you got the AB side under contract for until you know the market or know your buyers and what they will pay at minimum.If you want to try and get top dollar, get private funds, but the deal then as soon as you buy it, list it on the MLS.

If your property is in a "B" neighborhood you probably wouldn't have to do this because you could find tenants that aren't living so close to the edge.

Better areas (A, B C+) usually will produce better tenants that take care of your investment.Not trying to give legal device in any way but just supplying my opinion from my experience.

It's better to find a B asset with better tenants and location hitting your COC with proper debt structure than buying in rougher areas.For 11% COC you don't need to run them.
