When someone else is on ownership (or deed/title) then they would need to sign a couple of things at closing to give permission for a lien to be applied to the property they own - but that doesn't mean that HAVE to be on the loan. 

Have separate bank accounts for each LLC and never commingle personal funds or funds between LLCs.

Under $150, easy to install and use, tenant can set their own code but landlord can retain the master and always have access, tenant can't lock themselves out, standard key for emergency backup, batteries last a couple years, etc.

I have a couple of short term first trust deeds ready to mature and need to re-deploy this capital.
