I was told that offerings that we see on sites like fundrise may be inexperienced or not the best syndicators that may prey on inexperienced investors who don't have the ability to participate in syndications because of a lack of substantial capital and that capable syndication operators would not resort to posting on sites like that because they have a group of investors that trust them and they don't have to share a fee to the site.

I do this all of the time.Then I use “Subject To”, which runs $15,000 to $20,000 to buy a property instead of putting 20% down ($80,000 on a $400,000 property), and a similar process called “Seller Financing” that gives way more than 1% monthly income.There are other ways called “SEO” and “Pay Per Click” and “Yard Signs” and so on to find properties.Ok, everyone ready for the REALITY-CHECK by an ACTUAL real-life Pro????

I disclosed to my lender that the Wholesaler was making 5k so then it made me look like I was lying to my lender when the HUD clearly showed the Wholesaler was making 15 KI recently had another transaction where a Wholesaler renegotiated a lower price after the fact.I’m assuming that where the wholesalers have that ability to make that extra is that they are naming the price that the buyer is willing to pay and not necessarily naming the dollar amount that they are assigning their contract for so this gives them the leeway to keep trying to get a lower price from the original seller, even after the fact of going through the motions of transferring their rights to the property to a new buyer.
