I have brought it up with people and there is genuine interest, however I am not sure how to articulate possible terms of the agreement, think elevator pitch.

In NJ where a house is in a flood zone, we have a surveyor come out and do an elevation certificate (not the same as a regular land survey). 

Also, given that prices are elevated, it might take you very long before you see significant capital gains.

I’d say 2 story to stay out of higher cost projects like sprinklers and elevators.

Very end of hall away from elevator ice machine etc..

Elevated above flood plain, updated electrical/plumbing, new roof... 

@Brian Ploszay - YES, the entire job of Real Estate Agent may eventually go the way of the Elevator Operator as technology improves.
