To me this makes sense because a one bedroom can host 1-2 people easily with a competitive ADR and cleaning fee, while 4+ beds can host multiple families and split up a higher ADR between more adults. 2 bedrooms can be price competitive with 1 bedrooms and attract the same guest avatar plus small families or 2 couples.

With so many types of customers, and with customers routinely falling into more than one group, and so many companies marketing themselves to real estate investors and landlords, it's hard to find just the right mix of software.Here's where I stand now:$970/year to Quickbooks Online, a platform I detest, to do a mediocre job managing my books. $400/year to Dotloop, a platform that hasn't seen a significant UI improvement in years, to help manage my real estate agent transactionsLogins with 7 accounts across 4 banks (2 of which are also lenders), 2 additional lenders, 2 major credit card issuers, and a property management company using appfolio, and no centralized place to manage them all.

I'd have to double the security deposit, raise the rent by 20%, and double the cleaning fee to even make it worth considering-- which I would if people were willing to pay but the market doesn't support those prices.

I trust my realtor, he seems very honest, so I am plaining to visit after furnishing ( we will hire someone to furnish my place) before picture taken and make sure furnishing is well done and be there for picture taken and do last work ( organizing or cleaning...)

So I am able to provide guest services locally, as well as cleaning and concierge, while the owners still get to be involved but don’t have to do the hard work of driving from all over creation to come meet a plumber, electrician, put a faucet cover on for freezing temps, etc. it works well since we are like a partnership.
