Thanks for explaining in detail Dave.As I re-read your pdf and that excerpt from it, I can see it’s not something I want to venture into and the reason I asked for explanation.

I never expected you to reply with building a portfolio for your friend but as I re-read your initial post, you do seem to lean into seeking to get paid for providing services versus having an ownership stake in a portfolio.So, my mistake as I  misinterpreted where you were considering taking the discussion.

After re-reading your post I saw that you are looking to get financing for a house, my bad.Perhaps it's because of the kind of properties you are looking at that you are having trouble obtaining financing. 

After rereading your original post, you should book a call with your advisor.
