DSTs are a bit more amenable to 1031 Exchanges, but either one provides far more passive participation than buying property on your own.

I don't recall where all of the participants in Germany are stationed, but might be a good place for you to find someone to connect with that is local to you.

This also gives you, the GP, more upside if you do really well since the LP will not participate in the upside, and only receive the interest rate on their loan.

Grant Anderson has been doing this very successfully in our area, you can participate in his meeting at CIREIA once/month and he spoke at the main meeting last week.

There would not be any short term cashflow rental income since I would be living there, but investors would participate in future appreciation after renovation at the time of a future sale (or future cash out refinance if I stayed in the property) as that upside could be substantial. 

You might try looking in the forums of the market you are focusing, see if there is a lender who actively participates in that forum and connect with them.
