Graham Mink hit the nail on the head as to what I was thinking: "Math and spreadsheets aren't everyone's strong suits, and there is room in RE investing for people that would rather not have a masters in finance. " There are many of us that come from different walks of life and have virtually no background in finance, spreadsheets, analysis etc.

Use a financing contingency, if you can't get a loan you're out of the deal with your money back, but you need to apply, might make it contingent with a private lender or HML.This partner approval stuff will get you nailed if you don't have a partner.I really hate the sneaky snake tactics and so does the MO.

Obviously it grows more quickly in warmer conditions, but mold damage can get costly to remove and isn't always covered in insurance policies as Mold/Fungus is a standard exclusion in the industry.
