If I had friends who were doing bigger deals like that, I could throw my investment dollars in with them and grow them and gain the skills and knowledge to do it myself simultaneously, but I'm basically boot-strapping everything myself, so....

Although intimidating at first if you find the right company to do the work and build it into the budget you can make it work while other investors run away.We had (the worst part) 40’ of basement wall totally rebuilt and used Foretress Systems carbon straps on another 60’ of basement walls.

After being at this for a year and seeing $150/m at the very best, I'm not sure if the $200/m is realistic on SFH...

Some of the fixtures use an S-trap style drain because venting does not exist (its an older home).
