Slowly build out a repeatable process...if you continue to change things (as in different types of properties, different levels of renovation, different finish material, different neighborhoods, etc.) you create more variables and make it harder to solve to the problem.I am a math guy and less unknowns/variables you have the easier the problem will be to solve.

We recently bought a duplex and are almost done remodeling it to get us to where rents need to be for that A or B class tenant.I personally find that due to long term buy & hold in this area, it’s just enough to break even for first year or two.

Effective 12/1/2024 @ 12:01a the Louisville rental registry requires the 16 page Lead Hazard Evaluation form in addition to the Affidavit of Compliance. Don't forget about your LMRC# and your registration fee!
