Hi Steven,In addition to the great points made by Mark, Bill and Scott I would like to add that comps in parks are difficult, park managers are a great source of leads, and 55+ homes still create profit when purchased correctly.The first issue is that comps for individual mobile homes in parks are truly difficult to make unless you're talking about brand new homes from the factory or located in so Cal where the constant demand allows for a predictable comp.

It helps that the market is so hot around here, and a nice side effect is that tenant quality tends to go up as well (fewer trashed units / skipped rents).Another factor I forgot to mention is that the big institutional players can get a lot more leverage, meaning that they can squeeze more return out of low cap rates.

hope you didn't buy the semi gloss yet. satin is the best sheen. most cabinets come from the factory with a satin finish. satin is as durable as semi gloss, and looks 10x better. semi gloss is old school mindset that still holds up but lower sheen paint formulas in the recent years have come up. if your going white,off the shelf behr ultra pure white is always nice or white dove benjamin moore leaves a great impression.

A neighborhood with a bad reputation, a salvage yard down the street that you have to drive past, being near an airport, could have odors from some factory a mile away under certain weather conditions that are common, these are EO factors you need to assess, as you say, build in more potential profit as you may end up giving more away.
