Finally on 5/14/2021 (day 348) the refi was closed and funded.

I see a conflict of interest in your role as fund manager and principal in the “operating” company.

(avg daily balance) x (daily periodic rate x days in billing period) + (principal balance / 120)...and tell me under what circumstances would the interest portion of the payment AND the principal portion of the payment NOT BOTH go down over time?

A 1031 exchange would use all of the tax in the purchase of your next property.
