You could probably call around and get some quotes for 4-6 times/year bait station installation and refill service from a few different exterminators.

I haven't tried suggesting an installment sale or done an owner carry (other than one pre-foreclosure) and have just done cash wholesaling so far.

One of the guys on the podcast said he writes them down if he sees an A/C unit (in a nice area), assuming that means they don't have the few thousands dollars to install central air.Good luck!
