Because of this, the title insurance carrier conducts a thorough lien search, and reviews all previous title transfers, looking for anything that could create such a cloud, before issue the title commitment, which is basically a document stating under what conditions they will insure the title.

Finding yourself an Independent Insurance Agent who not only has access to multiple carriers but has experience helping real estate investors is the key to not only keeping your insurance costs down but also making sure that you are properly covering off the exposures you have with your properties. and making sure that you understand the coverage that you do have. 

There are several commercial insurance carriers who handle these larger projects. 

We only have a couple of carriers that will even write a homeowners/landlord policy, and only one of them will include wind and hail. 

If you keep filing repeated homeowner's claims, your insurance carrier will raise your rates or drop you, leaving you scrambling to find a new insurance company (often at a much higher price).

(Vacancy, crime, appreciation, school zone ) I found this info on redfin, although I dont know how accurate it is  I would ask about insurance requirements since I know Florida has become very picky with their carriers on the type of dwelling they will be insuring.

I know they were delivered because my neighbor coincidently was the mail carrier who delivered it.
