I've enjoyed reading/responding to posts and learning through that process, but what I've really loved has been how the forums have given me chance to connect with other investors through events like the Best Ever Conference (shout out to organizers, @Joe Fairless and @Benjamin Lapidus), local Memphis  networking meetings like our weekly Coffee with Investors (thanks to @James Wachob), and more recently getting to meet some of my BP colleagues who are passing through Memphis.

@Benjamin Blackburn why not do a conventional mortgage on each property at 15% down?

@Benjamin E.... thank you for your information I'm in the process of buying single-family home.... and it has a Coach House in the back from my understanding coach houses are illegal in Chicago with the kitchen could you please give me more information on coach houses in Chicago.... the coach house needs a lot of repairs & renovations
