I understand that the benefit of structuring in this regard is to add layers of anonymity, create some versatility, and structure so that in event of lawsuit all of our assets are not  exposed. 

I get anonymity and all that but Jessica is tripled up.Finding value takes time. 

Perhaps if I was a public figure and wanted the anonymity I would pay a lot to get it.

The reason you would have the top layer of LLC be in Nevada would be the strength of their internal liability shield, and others recommend Wyoming for the additional level of anonymity offered to those LLCs.

Looking over your pros & cons...I think your pros far outweigh your cons.In regards to your thoughts on personal responsibility...you could put your home in a trust for anonymity sake (although that might not hide the fact that you that any potential litigants against you know you  live there).  

I already have a CPA and I'm looking at options such as setting up with anonymity in mind with a "parent" LLC in Delaware, for example, which would contain other LLC's/ land trusts in Texas / etc where I will be involved in deals.

You can search the city website and look for an email address with the building department, and send an anonymous email to see if they can give you some answers.  

Oh and not to be reported by “anonymous” people in this business for simply asking questions on a forum. 

Land trusts are use for anonymity, 1031s are used for difference of tax.
