I remember I use to try to convince owners to allow section 8 in the Greater Pittsburgh market because, as you said, rents can often be much higher and from my personal experience, the tenants were often better, longer term tenants because it was hard as heck to get on the section 8 voucher program and even harder to find a place that accepted it.

So while it is possible, to me the $1500 or so in fees is well worth the cost

Just remember to always keep your client's interests ahead of your own, be transparent, and keep investing and moving forward! 

If you pay that before the end of the month, the reported balance is going to be $0 even if you buy $5k worth of Christmas presents next week, because that float won't count until the next statement closes.

The quicker cash flow may allow you to scale quicker if that is what you want while the better appreciation could increase your net worth more over time.

I can't remember the exact amount of Duplexes on the street when I drove down but they say there about 8 to 9 units unoccupied. 

The whole thing was a major hassle but totally worth it in the end.
