The funny thing though is while many new investors do not see the value of such services, seasoned investors often see the worth.

There, a contractor would submit a schedule of value to the owner (or subcontractor to the GC).

You can list off all the fees you want, but buyers don't believe the value and price of the service are in line with each other and would not pay it in a free market.

I have had thoughts and considerations of doing such a thing for some time but wondered would it be something worth doing, as in people would use it, find value in it, enough to offset the time and investment of self into creating and maintaining it. 

In lieu of living quarters, and if your area doesn't really need the value of a garage due to weather, the best uses I have seen are full-service home offices or gyms.

So it requires more significant or sophisticated value adds.  

We really like the cabin, but I feel like the value is less than what I made an offer on; I'm overpaying for 1.02 acres in a less desirable zip code.
