Step two, after you get a little knowledge under your belt, is to get out there and start pounding the pavement. 

More than 10 years ago, my wife and I became accidental landlords and found ourselves with an unwanted rental property. 

I've also been pounding the pavement looking for for sale by owners which I guess is the most effective way to look for properties.

If the report and disclosure is accurate and you aren't hiding something from an engineer/contractor - tell them to pound sand.  

Long story short, I went and picked up the flooring I had already paid for in my Prius (my husband had the truck in Greenwood) and unloaded all of it into the house (31 boxes at 23 pounds a box) by myself in Columbia, SC heat (that's hotter than regular SC heat as any South Carolinian can attest). 

If I had a potential tenant confront me and wanted to verify my ownership by looking at my deed I would laugh at him and inform him to go pound salt ...Neeexxxxttttt 

I found myself pounding on doors to collect rent via my assignment of rents clause in my mortgage.Now of course average renters don't understand of course and are leary of some guy with a funny Oregon accent pounding on their door and being in a neighborhood they knew I did not belong.But the funniest one was ( I paid it to the man in the Green Truck) I said OK so some man shows up with no documents and a Green truck and you gave him your rent money.. 

The #1 advice I can give you is to join the National Association of Residential Property Managers (NARPM) There are some 10-pound brains in that group that will help you improve and grow your business if you take advantage of them.

We have a rental property that suddenly went south. The tenants abandoned the property in September due to domestic issues and parted ways. Because they are still on the hook for rent until a new ten...
