A few years later I had a real problem with the PM charging us for phantom maintenance items and decided to part ways and go about things on my own.A few really bad tenants later on my wife's property (a toilet was clogged so they decided to light the toilet paper on fire and see if that would help the crud go down.

My favorite is the tenant that complained that the toilet was old and needed to be replaced because that was causing him to miss when he urinated and it was becoming a real pain for him to have to clean that up every time.

If a toilet is clogged and the plumber find that the tenant has put stuff down that toilet that clogged it, I charge the tenant for that repair.
