case in point.. a few years back city of Corvallis required us to do full engineering plans to go along with our prelim plat approval... everywhere else in ORegon you get pre lim plat approval relatively easy then you get a laundry lists of conditions.. sometimes the conditions are such that its not financially feasible to build the subdivision.Well we spent 100k getting all the final engineering done.. went into planning the neighbors were screaming like stuck pigs  ( 40 acres full of mature doug fir timber so it was like their private park.we negotiated to 27 lots  that would have worked... but neighbors wanted 23 .. one in particular did not want a house close to theirs and did not want the trees cut...

The house was listed at $40k before a tornado came through and put a tree on the roof.  

Some insurance companies will not cover insect damage to your building or trees and shrubs if you cannot prove that you had it on a pest control maintenance program.  

There are even two large holes where it appears somebody poured the cement around the base of trees, which are now long dead.

The back acre or so is overgrown with bushes and a few trees, but could be bushhogged and leveled for a rather nice yard.

It has been fixed in years, and the neighbors tree roots are wrapping around the pipes.

Am I barking up the wrong policy "tree" altogether?

Also, from my experience working in real estate tax as an accountant, most clients tend to adopt an LLC "tree" type strategy where they keep property in one LLC, and have it managed and owned by a separate LLC.
