one lender says 75% of ARV immediately or if i season it for 6 months, i can get up to 90% ARV. i may have those two mixed up.conservatively, here's the expenses for this house:payment $420HOA $18Taxes $238insurance $48the rental comps for the neighborhood for my size of a house have most at $1200 and one even $1250.my goal is $1100so my cash flow estimates are $376i'm i overestimating in thinking $300+ cash flow is a stretch?

Thanks, JonI charted out the fees for the next 20 years or so, comparing Equity & Entrust per transaction and unlimited transactions, to Guidant's one-time-fee [$3,000 less $250 if electing fees be paid via credit card, for traditional IRA] , and depending on the number of transactions one is planning on doing, Guidant's fee really comes out as a great bargain, especially over the competitions' top unlimited transactions plans.The huge debate was whether to write the IRS a huge check to convert to Roth, or leave this account as a Stretch IRA for the kids to inheirt.
