"More money lost in speculation of crash then real crash itself..."

As a general rule , relying on uncertainty of timing, high risk etc , I feel, is more speculating , which is just a fancy word for gambling.  

They never do approve foundation plans over the counter, they like to delay it and make it seem that they are doing more work, so they could charge more. lol. pure speculation but could be true.

- and none of that is speculation; the development has already been happening.So, I think it's just a question of managing expectations.

I don't care what the game is there will always be losers: homeowners, speculators, bonds, stocks, gold, oil, marriage:), RE investors....and the ones that plan well have the best chance of survival.

Yes, talking to the police initially is a good thing when you're not guilty of anything, but after a few encounters, need to tell them of your concern that they are barking up the wrong tree and further discussion may only lead them to more speculation as they seem to have nothing toward solving this matter.

This part is speculation, but with what is happening in the Lehigh Valley area with all the influx of investors and improvements happening in Allentown, Bethlehem and Easton (where I mainly invest), many investors are unable to purchase -- might push them out to other areas like Schuylkill County.

Land speculation isn't for any beginner!

There are a number of factors that go in to my appreciation assessment, which is pure speculation regardless of WHO is doing the projection. 

I've learned the hard now that its important to have a clear strategy and not just act off emotions and speculation.
