I had to install an expensive burglar alarm when the insurance company got on my case about it.The businesses a few streets over had bars over the windows and I was told never to walk there at night and if I ever had to walk there during the day, keep looking over your shoulder.

Almost all of my inherited tenants have either vacated soon after closing (or had to be evicted) when asked to follow the lease rules, or have this chip on their shoulder coming from an "I was here first and this is MY house" mentality.

In addition to the above, you could intern at RE firms to try out various career types that interest you and rub shoulders with industry vetsAlso, and this is something I wish I'd known in college - unless you have a liberal arts degree (and that's not even true in a lot of situations), any "business" degree will get your foot in the door for a job in the event that RE falls through or is a side hustle for a bit.

In our personal case, we have a business ethos which basically says it the building performs so poorly that the heating/cooling and DHW costs are too much for us, then they are too much to reasonably expect our tenant to shoulder.
