You may just want to go that route in case the conditions worsen and then you can get them out and not be bound by a term.If you can get some kind of pet fee and increased rent upon lease renewal, I say why not.I would put a pet addendum in the renewal however with name, breed, lbs and sex so the two dogs are documented.  

As long as you're not discriminating against someone based on race, color, religion, sex, national origin, familial status or handicap, you won't run afoul of the federal Fair Housing laws.

I have seen sex-offenders in bigger complexes, other felony convictions (mostly substance related), as well as evictions.

I am an REI in the Detroit region as well, focusing on Oakland and Macomb counties but based in Melbourne AU.  

As I'm investigating more... it appears that all of Dayton OH has high crime and sex offenders galore!
