With the turnkeys too comes a lot of built-in expertise--neighborhood selection, property selection, rehab, etc. 

We selected an area that had good summer rentals (obviously because it is a lake house), but we also found a lake near a very good football program so we could also get fall rentals.

I would select a agent that you know that is residential and pass them along to that agent.
