I had similar questions on my first round of refinancing.  

This is close to one I'm in the middle of now and will cash out in Nov, I'm going to round some numbers though for easy math.Purchase price was $54K rehab ran me about $9K total, so all in for $63K.

Often, the other side's contract leaves so many open questions and contains so many conflicts that we end up being forced into multiple rounds of negotiation.This is why clients often get frustrated with their attorney.

Anyway, I have been following Keyword topics on the area and have received a lot of hits on Austin, but we are wanting to focus more north in the Round Rock / Georgetown area.

Gregory-When I finally get the ball rolling on all of this, I plan on looking into the Round Rock area of Austin for my first purchase, just as a heads up.

I'm going to round off the numbers, let's say the purchase price is 300, 000.

@Antonio Coleman I'd love to round up all the BP folks in the area and fill each other in on experiences, goals, etc.

This is a year lease, and this property is in Cook County, not Texas, so if I did evict it would cost an arm and a leg, take 4-5 months, would have to be done via at attorney since this is an LLC, and the courthouse could be as far as downtown Chicago which is a 3 hr drive round trip in traffic from my house, which puts me at January/February and I’ve heard no sheriff puts someone on the street then anyway.
