I'm a CT based investor, flipper and property management company owner.  

They are billed as "a scientific approach to single-family rentals" and use "institutional grade property management," which usually means they are a tech company in real estate and likely either don't have the existing property management relationships in each area or you chose an area where they don't have enough units through Roofstock for the PM they chose to care.

HUD performed extensive due diligence on us, and had to approve us as buyer's and our management company and mangers.

I haven’t used them yet but Universal Settlement Services is an investor friendly title company in the state college/altoona area.

I would also spell out what progress reports/pictures and/or videos should entail.  

When your interviewing companies I'd suggest to ask about maintenance, and even talk with leasing agent as well. 

New companies like Intel, Amazon, and Google are also investing here.

You'd want to make sure you can sign out of the country through the embassy, as not all lenders/title companies allow this

I offered to buy the property from the $28B foreign company which kept them from having to tear down the buildings to mitigate the vagrant problem and also from their obligation to pay the rail road for the long term lease.
