They aren't looking at it as an investment as much as they are looking at it as a home where they can live together while having their own privacy still, which means they will pay more than a rational investment would. 

Rationalization that one, either one, can offset the other. 

It's great to hear some logical and rational thoughts of other local investors - even though we are not exactly sure what is planned or how bad it will end.

Set up your rules, and don't rationalize your way out of them.My rules are based on the strategy (enter/exit) that I am using for that property.  

The only rational conclusion I can come to is you are unable to understand any business model other than the one you have chosen.Your average profit per unit might be higher than mine, I don't know whether it really is not but for the moment let's assume it is.So what?

Farmers are rationing water. 

Be prepared to negotiate everything logically and rationally.

That is an emotional decision rather than a rational one.  

Don't:1 - ...stray from your plan by chasing what I refer to as "shiny objects of distraction"...no matter how good that deal might look.   2 - ...rationalize a bad deal into a good one, or you'll get out of the game faster than you got in.3 - ...listen to those that want to tell you that if you lose money in the beginning it's OK since you are learning.
