I’d guess being fully out vs 2/3 out would be attractive, maybe enough for him to help you get there by financing a portion of the purchase price.

Individual producers (say top 30% producers) will write +$40M in one year.This is not to say they are bad, but I'm not sure how you can conduct due diligence without seeing social proof.

In my acquaintance's experience, one of whom has triple digit number of loans being serviced by them they have produced quality and reliable results.FCI is another large, well known servicer used by many people in the industry.

Partner Driven was attracted to the Persimmon Lane deal in Shepherdstown, WV, due to its quick turnaround potential and strong profit margin.

I found a couple of properties in decent school areas but it is pretty far from Huntsville and the P/R ratios are not that attractive.

None of that shows on the rental history so it looks like the price has tanked and has attracted a lot of bargain hunters. 

The strategic location in a thriving market and the opportunity for a fast, profitable flip made it an attractive investment opportunity.

Then from a "getting business" perspective you will be able to document your story and share it with others to attract leads.
