Again, no problem as long as the seller is agreeable to sign...In some states the standard purchase agreement promulgated by the association of realtors has language in the 'cash' section to indicate that hard money with no financing contingency is the same as cash.

The original grantor (the foreclosing bank) is happy to help and will resign a new deed, but the real estate attorney says this would be a problem as I'm already on record as the owner and it would cause title chain issues.

From what I know of the market, it is strong and you shouldn't have a problem as long as you are priced appropriately and the home is of good quality.I would warn you that the Republic of Kalifornia is TOUGH for a Landlord, particularly a new one.
