I find it curious how someone who filed bankruptcy himself makes people feel guilty if they have gotten themselves into a difficult.  

I feel a little guilty I would be excited for the opportunities but imo its not worth the consequences to our society.Pigs get fed.

I am 100% guilty of being charitable and it led me in the current mess. 

This will empower YOU to be the leader and to tell your contractors what YOU need to be done rather than what THEY would do ( I was guilty of that in the beginning since I did not know very much about the rehab process). 

Even if I were sued, I document everything and obey the law, so I won't be found guilty.

Assuming that 5% of cases do actually go to Court, there is still a significant risk that of those that do go to court, you could get a judgment against you that would absolutely ruin your business.As for how a LLC would stop a law firm from going after them;Generally speaking, that would rest on the pleading requirements that exist at law.

I do not feel guilty because he is being very successful and I got him started, taught him much of what I know, and still am consulted by him and I am willing to cover for him more if he would take more vacations (he likely is years from taking as many vacations as I take, but still if I am in town I am happy to cover for him).Is there someone that you can arrange to cover for each other?  

I manage a property for a family member and I am have to admit I am a little bit guilty of this myself - I am probably more responsive than pro-active on that property.
