I do have month to month leasesI wouldn't want to be there at night.. and i'm notMy turnover is pretty low.. maybe 1 vacancy a year, mostly people have been there a long tie.Yes, the deposits and more are eaten up every turn overI'm still >10% coc yearly.. and that will only increase as rents riseMy strategy is to hold for the long term, that's where i'll see the better returns.This strategy works, it just requires tougher skin and the ability to stay calm and thoughtful of the vision rather than the immediate issues.

My vision is that as we grow, we simply start buying up the ugliest 20+ unit building on the nicest block and do a value-add play on that, then a 40+ unit, then a hotel, etc.

I think I prefer areas in Broward county since I work in the area.I am looking to learn more about the area and hopefully form a team (agent, property manager, inspector / contractor), and possibly a partnership if goals and vision are on the same page.Overall hoping to scale up my real estate portfolio and and become a better investor.

Focus on going very deep on the few things that you really enjoy/that matter the most and delegate out the necessary parts that you don’t enjoy/doesn’t fit your time/vision.
