We're close to the finish line on an out of state BRRRR project; since most of the BRRRR chatter is from people that are thinking about it or people that have something to sell (looking at you, Ohio crew), I'd thought that I'd share a realistic perspective. 

We have been in the Smokies a long time, and many guest accidents, some of them life threatening over the years, could have been avoided with an annual risk management walk-thru:- Loose or rotting steps- Nails poking up through deck boards- Stinging insect hives or infestations- Ceiling fans that are barely hanging on- Loose deck, stair, and landing railings- And oh, about a hundred other things!

@Dominic RichardsonColumbus, OH has favorable rent to price ratios for the all the upside the area has.

I am interested in finding out good  rental opportunities in ohio - and build a portfolio .

I recently bought a 2 duplexes deal in cleveland Ohio.  2 of the units are occupied with tenants with lease ending soon Less than 2 months .

People who buy lower class properties tend to get a false sense of security like those in a bad marriage that “oh it will get better”, typically it does not and they are overly optimistic.$25,000 reserves for 10+ properties is a recipe for disaster, especially in Lower income areas.

I've been in multifamily brokerage for the past 10 years and study market trends every day. we do this floorplan in Columbus OHIO and just expanded to florida where there is a lot more interest as a owner's rep / deal facilitator.
