It is top notch and the only tool I use unless I need to do a really quick analysis on a small property.

I would recommend once again that you get a top notch agent or wholesaler who can help you get a great deal and run the numbers yourself and make sure they make sense.

The one thing I would say is that if you don't get a degree, just make sure your writing skills are top notch!

It does nothing but encourage the listing agent to reveal to other buyers/agents what the sales price homepath would agree to and then come in and offer a notch above that to take it.And anybody that has seen the Big Short can tell you that where there's a loophole in the system, there's a way for fraud to creep in fairly easily.
