Mount the hoses high up and secure about 2 to 3 feet from the nasal so when water is on it swings around, up and down shooting water out.

I bought a lift master .5 HP motor that is top of the line ,I had a contractor just change out the motor ,senors,key pad etc..I did keep the rail and chain only because it was still good saved me money to install a new one I would have to cut it down that would cost more money that was foolish .I take care of the chain and other moving parts bearings and such with proper oil do not use WD-40 it will munch up the bearings.Now I could work on a motor by watching him.

It saves everyone a lot of time and energy.Yes, you can prohibit motor cycles or working on cars on the property, or parking on the grass etc.Regarding adding fees due to a tenant's behavior, you have to be careful here.

The last time I used one the guy told me the dishwasher motor was burned out but forgot to turn the water on under the sink feeding the appliance.
