A couple of months ago, I purchased a property using a hard money loan for $115,000.

I use apartments.com, so the money didn't end up in my account until 1/6/25.Is this considered income for 2024 or 2025? 

I see I need to make a few tweaks to this deal. 

I have ideas of what I want to put in it, but want it to look legit and not something thrown together if that makes sense.Thank you in advance!

I put my money where my mouth is on this.We lend our own hard-earned money to local real estate investors.

I could see folks doing new builds if they have 1031 money they need to place somewhere and they are putting 30%+ down however.Way too much sunshine in this thread about the current market conditions here in Huntsville and Madison right now. 

funds only go into interpleader after months of sitting in escrow. the court just does not hand the money to the seller either.. if not agreed upon the funds go to the state etc.

He made a lot of money and the developer is the “hated” villain but my initial protege knew what the land was going to be used for.  

I don't think I will be able to make this one but will definitely attend the one in March.

These contractors can be on the pricey side you'd want to make sure the #s work before considering a reputable contractor.
