I'm wondering if you are having difficulties with tenants paying their rent.

You can even "pay yourself" the cleaning fee if you want to and do the turnovers yourself. 

Keep in mind your other associated costs with being an agent.

Is it a small enough amount of money and do you trust them enough that you could pay a month in advance by mail?

And when those all got called and we had to mark to market it was beyond our capacity to just pay everything off we had to fire sale and lose millions.

Sometimes the tenants plan on paying a month's rent at two places to allow a less-hectic move. 

Having lived there a year it is a foreign country and many things are different and culture etc plus you have the native peoples that own huge amounts of real estate and They dont pay income tax and they get food and gas for way cheaper etc etc..

I don't mind paying for my flights to keep all these benefits then I get my kids and husband free everything 😊.

When you say professional quote do you recommend just paying a trusted contractor to do a walkthrough or do you first recommend getting an inspection to figure out what’s fully wrong/needs to get fixed before bringing in a contractor?

You should be able to get a good feel for their knowledge and expertise through digital resources they provide (webinars, youtube videos, social content) Character - You need to believe they have your best in mind and they prioritize it.
